Q. How much does it cost to apply for a rental? A. There is a $50 nonrefundable application fee for the first two adults over the age of 18. There is an additional $30 charge for any other applicants.
Q. How long does the application process take? A. Once we have a complete application and all other documentation, the process can take less than 24 hours.
Q. When is my rent due? A. Your rent is due on the 1st of each month and will be considered late if not received by the 5th of each month. A late fee will be assessed at the end of the 5th business day.
Q. What is my late fee? A. The late fee is $100. Your late fee and rent are due by the 10th of each month to avoid the eviction process. Evictions will be filed on the 11th of each month.
Q. Where can I pay my rent? A. You can pay your rent through the tenant portal by either debit or credit card. There is a 5% service charge for all credit card payments. You can also pay by mailing a check or money order to the following address: SGS Property Services 44 Pine Knoll Drive, Suite E1 Greenville, SC 29609
Additionally, you can drop payment off at our office during regular business hours or put it in our drop box after hours. Note: If you put it in the drop box, make sure you have your name and the property address you are paying for. Don't forget to sign the check or money order.
Q. How do I submit a maintenance request? A. You can submit a maintenance request through the tenant portal. You can also call our office at (864) 606-9000. If all lines are busy, please leave your name and number along with a detailed message, and we will call you back.
Q. What is a maintenance emergency? A. A maintenance emergency is a lack of heat or hot water. If there is a possible gas leak, vacate the house and contact your local gas provider for further instructions.
Q. Will I be charged for any maintenance repairs? A. In most cases, no, you will not be charged for any maintenance repairs. However, if there is a maintenance repair due to negligence of the tenant or the tenant's guest, you will be responsible for the repair costs. Also, if the tenant does not report a maintenance issue in a timely manner, and the result further damages the property, the tenant will be held responsible for the repair costs.
